Arrival & Car Parking

Please contact us with an estimated time of arrival so we can be there to greet you. We have parking spaces for 10 cars and we are always happy to assist with luggage. Leyburn's town centre is a 5 minute walk on a slight uphill gradient.

Main Entrance & Reception

Our front door opens onto the car park with no step to the front porch. The front door is kept locked and a door bell is to its right. The front door is approx. 110cm wide. It opens into the main hall of the house, which we use as a reception area. This is approx. 220cm wide and it gives access to the dining room (on the immediate right), the guest lounge (straight on), the kitchen (next door to guest lounge), stairs to the first floor (on the left) and a guest bedroom (immediate left).

Public Areas ~ General

Our bedrooms are located on the ground, first and second floors. They all have en suites with shower, wc & basin, except the ground floor bedroom which has a bath with a shower attachment, wc & basin. The hall has its original tiled floor. The dining room, lounge and all bedrooms are carpeted. All bathrooms have a laminate floor. We have a guest lounge which has 2 sofas, 1 armchair, a coffee table, a bookcase and an upright piano.

We have one public wc with washbasin. This is located on a landing between the ground and first floors. There are 15 stairs to this landing.

Dining room

Breakfast is served in the dining room on the ground floor. The table and chair arrangements can be adjusted to suit guest requirements. The door to the dining room is approx 120cm wide. Breakfast menus are in the bedrooms. A normal breakfast would include the option of fruit juices, teas, coffee, cereals, fresh fruit, yoghurts and cooked options based on ingredients that comprise a full english breakfast. We are happy to discuss breakfast options. We do our best to cater for all tastes and dietary needs.

Restaurants

We are happy to book local restaurants on behalf of our guests. We have a folder on the hall table with the menus of local restaurants so guests can make an informed choice.

Laundry

We do not offer laundry facilties but we have a drying room situated at the back of the house and an iron is also available on request.

Leisure Facilities

The only leisure facilities we offer are a few games in the guest lounge. We keep details of leisure opportunities in the area.

The Bedrooms

We have a total of 9 bedrooms. One on the ground floor , four on the first floor , and four on the second floor.
All rooms have central heating and are carpeted. Complimentry tea/ coffee making facilities are provided.

Ground Floor Bedroom

One double bed. At least 120cm access between bed and furniture . Bed is 60cm in height. 2 wicker chairs with cushions. Also a wall mounted digital tv with dvd player. En suite bathroom with wc, basin and bath (not shower). The height of the bath is 40cms

First Floor Bedrooms

There are 12 stairs to the first landing. Here there is a public wc and access to the fire escape. A further 6 stairs lead to the first floor's main landing.

Bedroom 1

2 single beds 60cm in height. At least 120cm access between beds and furniture . 1 wicker chair with cushion and a free standing digital tv with dvd player. The ensuite has a shower with screen and a basin & wc.also a heated towel rail.

Bedroom 2

1 king size bed , 60cm in height. At least 150cm access between bed and furniture. 2 wicker chairs with cushions . A wall mounted digital tv with dvd player. The ensuite has ashower with screen & a basin &wc.also a heated towel rail.

Bedroom 3

A king size bed, 70cm in height. At least 150cm access between bed and furniture. A free standing digital tv with dvd player. A 2 seater settee The ensuite has a screened shower with basin & wc.also a heated towel rail.

Bedroom 4

A double bed 60cm in height, at least 140cm access between bed and furniture. 2 wicker chairs with cushions. A free standing digital tv with dvd player.the ensuite has a screened shower, basin & wc and a heated towel rail.

Second Floor Bedrooms

17 stairs lead to the second floor with a landing after 9 steps and a further 8 steps from there to the second floor landing.

Bedroom 5

1 double bed and 2 single beds, all 60cm in height. 1 free standing digital tv with dvd player. At least 140cm access between beds and furniture. The en suite has a screened shower/ a heated towel rail,basin & wc .

Bedroom 6

1 double and i single bed, both 60cm in height. At least 170cm access between beds and furniture. 2 wicker chairs with cushions. A wall mounted digital tv with dvd player. The en suite has a screened shower/ a heated towel rail,basin & wc

Bedroom 7
